Water Damage from Roof Leak: What It Costs to Fix

The roof is tarped or repaired. The water has stopped. But now you're looking at stained ceilings, wet insulation, and the looming possibility of mold. Here's what the interior restoration actually costs.

Ceiling Repair

Minor water stain (cosmetic only). The drywall is intact but discolored. Prime with a stain-blocking primer and repaint. Cost: $150 to $400 per room for professional painting.

Drywall replacement (localized). The drywall softened, sagged, or crumbled in the affected area. Cut out the damaged section, install new drywall, tape, mud, and paint. Cost: $300 to $800 per affected area.

Full ceiling replacement. Widespread water damage across an entire ceiling. Cost: $1,000 to $3,000 per room including drywall, taping, and painting.

Insulation Replacement

Wet attic insulation loses its thermal performance and promotes mold growth. It needs to be removed and replaced.

Blown-in insulation (most common in Fort Wayne attics). Removal of wet insulation plus re-blowing. Cost: $1.50 to $3.00 per square foot. For a typical 1,500 square foot attic, budget $2,250 to $4,500 if the entire attic was affected. Partial areas cost proportionally less.

Batt insulation. Removal and replacement of fiberglass batts. Cost: $1.00 to $2.50 per square foot.

Mold Remediation

If water sat for more than 48 hours or the area wasn't properly dried, mold becomes a concern.

Small area (under 10 square feet). Can be treated with antimicrobial spray and removal of affected materials. Cost: $500 to $1,500.

Moderate area (10 to 100 square feet). Requires professional remediation with containment, HEPA filtration, and material removal. Cost: $1,500 to $5,000.

Large area (100+ square feet). Full professional remediation with extensive containment and testing. Cost: $5,000 to $15,000+.

Mold testing alone (to determine whether remediation is needed) costs $300 to $600.

Electrical Repair

Water near electrical fixtures, wiring, or outlets requires an electrician's assessment. Rewiring a water-affected circuit costs $200 to $800. Replacing damaged fixtures adds $100 to $400 each.

Insurance Coverage

Interior water damage from a covered roof event (storm damage) is part of the same insurance claim. Your adjuster should include interior restoration in their estimate. If they don't, or if the interior damage estimate seems low, your restoration contractor can submit a supplement.

Document all interior damage thoroughly before any cleanup — photographs of every stain, wet area, and damaged surface. This documentation supports the interior portion of your claim.

Timeline

Interior restoration typically begins after the roof is permanently repaired, not just tarped. There's no point fixing ceilings if water might come through again. Expect drying (with fans and dehumidifiers) to take 3 to 7 days before interior work can begin.
